(approximately $30,000 – $50,000 per deal of fix and flip). We use a formula to<\/p>\n

Private Investor Complete Program<\/p>\n
Step1<\/strong>: Once we secure a property under contract to purchase, we present the<\/p>\n money investor with:<\/p>\n \u2022 Breakdown of numbers (purchase price, renovation cost, expected sales<\/p>\n price, expected turn-around time)<\/p>\n \u2022 Comparable sold comps to justify expected sales price<\/p>\n \u2022 As-is before pictures<\/p>\n \u2022 Estimated closing date<\/p>\n <\/p>\n Step 2<\/strong>: Once private investor agrees to go in on the deal, the following paperwork<\/p>\n is drafted prior to the closing on the purchase:<\/p>\n \u2022 Promissory note<\/strong><\/p>\n \u2022 Mortgage<\/strong><\/p>\n \u2022 Personal guarantee<\/strong><\/p>\n \u2022 Business affidavit<\/strong><\/p>\n \u2022 Agreement to change<\/strong><\/p>\n Once reviewed by both parties and satisfactory, we sign and notarize and originals<\/p>\n are sent to the private investor<\/p>\n <\/p>\n Step 3<\/strong>: At time of closing, private investor is given:<\/p>\n \u2022 Copy of closing statement<\/p>\n \u2022 Wiring instructions<\/p>\n \u2022 Insurance certificate<\/p>\n Private investor wires funds directly to Title Company on the day of closing. Title<\/p>\n Company is given copy of executed mortgage and records mortgage (1st lien<\/p>\n position) with county. Once recorded, county sends recorded copy to private<\/p>\n investor.<\/p>\n <\/p>\n Step 4<\/strong>: Immediately upon closing of purchase, renovations are started. Once<\/p>\n $10,000 of renovation work is completed and paid for by us, a draw request is<\/p>\n submitted to private investor. Draw requests include:<\/p>\n \u2022 Breakdown of money spend<\/strong><\/p>\n \u2022 Pictures of completed work<\/strong><\/p>\n \u2022 Amount of draw requested<\/strong><\/p>\n <\/p>\n Private investor overnights draw check or wire to us<\/p>\n Step 5<\/strong>: Each month we mail interest only payments to private investor based on<\/p>\n pro-rated balance (purchase amount plus draws).<\/p>\n <\/p>\n Step 6<\/strong>: Once renovations are complete, buyer is secured, and a closing date set,<\/p>\n private investor provides a payoff letter with principal amount of loan and any<\/p>\n outstanding pro-rated interest. Title company send proceeds directly to private<\/p>\n investor at time of closing and private investor is made whole.<\/p>\n <\/p>\n Q: How much is the mortgage amount?<\/p>\n A: The mortgage is for the total capital amount (purchase plus rehab). Even though<\/p>\n the rehab is given in draws, we allow the private investor to lien the entire capital<\/p>\n amount up front. However, interest is only paid on the outstanding balance each<\/p>\n month.<\/p>\n Q: How is my money secured?<\/p>\n A: The mortgage is in the full capital amount invested and is recorded with the<\/p>\n county. This puts a first lien position on the property, which must be paid off when<\/p>\n the property is sold. This means the private investor has collateral for the capital<\/p>\n loaned. In addition, we are so confident in our model to fix and flip properties that<\/p>\n we provide our private investors with a personal guarantee as additional security on<\/p>\n each deal.<\/p>\n <\/p>\n Q: How do I make sure I have a strong equity position on my loan?<\/p>\n A: We only buy property that is at 65% of after repair value less repairs. In other<\/p>\n words, if a property has an after-repair-value (ARV) of $200,000 and needs $40,000<\/p>\n in work, we will buy it for $90,000. Once repairs are made, we will be into the<\/p>\n property for 65% of ARV. This allows us to make a high profit on the deal and gives<\/p>\n our private investors a strong equity position. We provide to the private investor a<\/p>\n list of comps on each deal that justify the ARV.<\/p>\n Q.: How much time do I have to fund a deal?<\/p>\n A: Typically, when we get a deal under contract to purchase, the closing is<\/p>\n scheduled 2-4 weeks later.
