Soon to be renters and buyers are looking for that one thing to bring them to making a formal decision.<\/p>\n<p>People want to know about all the new improvements to the property, from remodeling the kitchen to new tiles added to the bathrooms. Using as many engaging terms will put the potential clients that close into making that call.<\/p>\n<p>&nbsp;<\/p>\n<h2 id=\"tip2\" class=\"text-center\">Tip #2: Photos Worth a 1,000 Words<\/h2>\n<p>Believe it or not, people are spending more and more time online looking at properties these days. You, as a real estate agent, must go the extra mile to market yourself over the rest of the realtors. This comes into <a href=\"http:\/\/www.colemanmg.com\/30k\/how-to-create-a-real-estate-website\/\">having a real estate website<\/a> that will be the place to home all your listing and photos.<\/p>\n<p>With each listing you have, it will be wise not only to create that well in-depth, but it will also be great to include photos. <strong>Yes<\/strong>, people in today&#8217;s time due to <strong>Facebook, Instagram, and Youtube<\/strong> are more visual. One thing I noticed early on even in the early 2000,s is that a video walk-thru of the property closed the deal.<\/p>\n<p>Today I will suggest you as an agent to think about filling the listings you have, which will give the potential buyer or renter and visual walk-thru of what&#8217;s to come before even visiting the property. This will save you so much time with the tire kickers, and you will only show the property to those who are interested.<\/p>\n<p>Get this video posted to YouTube and onto your website that will build so much credibility to close deals all over the city. You will become the &#8220;IT&#8221; agent to see and to do business.<\/p>\n<p>&nbsp;<\/p>\n<h2 id=\"tip4\" class=\"text-center\">Tip #4: Power of Testimonials<\/h2>\n<p>Nothing sells in this world more than hearing or reading something from the horse mouth. This is what I&#8217;m calling the power of<strong> using testimonials to validate your business<\/strong>.<\/p>\n<p>This is something personally I&#8217;ve been doing now for years now is providing a service to my clients and asking for a testimonial in return. People are more willing to pull that trigger if they know someone else has taken that step first.<\/p>\n<p>Getting a written testimonial is excellent, along with a photo of that person will go a long way. Having a number of <a href=\"http:\/\/www.colemanmg.com\/30k\/how-to-create-a-real-estate-website\/\">these on your website will do the trick<\/a>.<\/p>\n<p>Even better as an agent if you can get them on the video to recite the same words they wrote will be the icing on the cake. That video feels for others to see will put you in the driver seat of closing more deals.<\/p>\n<p>&nbsp;<\/p>\n<h2 id=\"tip5\" class=\"text-center\">Tip #5: Realtor Blogging<\/h2>\n<p>What I&#8217;ve stressed to those in the <strong>real estate industry<\/strong> is that if you want to dominate locally, especially as an agent, then you must start blogging. Look, if you&#8217;re knowable about your industry and market, then this will be no problem.<\/p>\n<p>I can write about <a href=\"http:\/\/www.colemanmg.com\/30k\/real-estate-marketing-ideas\/\">real estate marketing<\/a> all day long and never run out of words. You, as a realtor, must be willing to create content the buyers, sellers, and renters don&#8217;t mind searching for and reading.<\/p>\n<p>&nbsp;<\/p>\n<h2 id=\"tip6\" class=\"text-center\">Tip #6: Placing 50 Million Ads<\/h2>\n<p>Look, I know you just read the headline on <strong>placing 50 million ads, which may seem crazy<\/strong>, but actually, it&#8217;s not. Fifteen years ago, there was a product out online that showed you how to place 50 million ads online.<\/p>\n<p>Yes, they listed every single place online to place an ad, and believe it or not people bought that product for $50 a pop. Why I&#8217;m bringing this up? Well, <strong>you don&#8217;t have to place 50 million ads<\/strong>, but you should look for forums, groups, and online classified ad places to promote yourself and the website you set up.<\/p>\n<p>&nbsp;<\/p>\n<h2 id=\"tip7\" class=\"text-center\">Tip #7: What About Google Adwords<\/h2>\n<p>Paying for exposure online is not a bad thing if you have the budget for it. One of the key ways of doing that is by <a href=\"https:\/\/neilpatel.com\/what-is-google-adwords\/\" target=\"_blank\" rel=\"noopener noreferrer\">using Google Adwords<\/a>, which I can write a book on, which I did over ten years ago. &#8220;Really I Did&#8221;<\/p>\n<p>What you need to do is start getting some exposure in your local market by going after keywords targeted to your market.<\/p>\n<blockquote><p><em><strong>For Example:<\/strong><\/em><br \/>\n<em>If you are from the Shreveport, LA market of real estate, then go after the keyword&#8230;..<strong>Shreveport Real Estate<\/strong><\/em><\/p>\n<p><em>Yes, it will cost you a little money, but it&#8217;s worth getting that targeted traffic to your website or profile.<\/em><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n<h2 id=\"tip8\" class=\"text-center\">Tip #8: Email Marketing is Your Friend<\/h2>\n<p>Have you ever heard that the money is in the list? Yep, I&#8217;ve heard that 1,000,000 times over my 15 plus years of online marketing. This holds for you as a realtor to create something amazing people will be willing to pas over their contact information.<\/p>\n<p>&nbsp;<\/p>\n<h2 id=\"tip9\" class=\"text-center\">Tip #9: Don&#8217;t Leave Out This\u2026<\/h2>\n<p>I can&#8217;t tell you how many people I talk to each day that don&#8217;t have an email signature to send off emails.
