People were just dumbfounded on what to do and how to <strong>handle this pandemic<\/strong>. I knew something was wrong when all my <a href=\"http:\/\/www.colemanmg.com\/30k\/free-52-week-real-estate-email-marketing-newsletter-course\/\">free real estate marketing newsletter<\/a> readers started to decrease. When this happens, I knew the world we once knew was going to be a little different. <\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">I wanted to know how this new Coronavirus real estate market will start to affect business locally and across the world. The <strong>COVID-19 was here to stay<\/strong>, so how can we move forward in the world and real estate and still overcome the pandemic. <\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">For those reasons, I asked ten great real estate minds from sorts of backgrounds on how this is affecting their business and what we can do to overcome it. Generally, during a time frame (<strong>spring season<\/strong>) when my website traffic should be going up, instead of March 2020, my <strong>website traffic dropped off more than 60%<\/strong>. <\/span><\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">I had five deals in the pipeline that were delayed in closing also as a result. Of those five deals, three of them closed at a later date than initially scheduled, and two (same owner and same buyer for both properties) ended up falling apart.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">I work with quite a few real estate investors and clients who want to buy and sell homes for their own needs. Those who were actively searching at the time of the <strong>initial virus surge slowed down their plans to purchase properties.<\/strong> Now though, as the economies are opening up here in mid to late May, I am getting calls and emails from clients ready to start exploring the real estate market again, which is a good sign.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">While my website traffic is slowly starting to tick back up again, I think it may be a while before everything is back to normal yet. I appreciate it.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">When the pandemic first hit, there was no doubt that my business was impacted in a fairly dramatic fashion. Not only were my <strong>listings sitting with little activity<\/strong>, but I was also not getting as many calls from potential sellers in the Metrowest Massachusetts area.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">That all changed in the last couple of weeks. The market right now is red hot. It feels almost like a typical spring market like the last few years. Numerous homes are receiving multiple bids and selling for over asking price.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">Are things different? They sure are! <strong>There are no open houses<\/strong>, buyers and their agents are <strong>required to wear masks<\/strong>, and showings are spread out.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">People keep asking me my opinion of where I see things headed both long and short term. I expect the next couple of months to be healthy but am more fearful of the end of the summer and into the fall. We still have an inventory shortage right now, but at some point, that could change.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">If more sellers put their homes on the market, will we have enough buyers to sustain the market? There are <a href=\"https:\/\/www.cnbc.com\/2020\/06\/05\/heres-why-the-real-unemployment-rate-may-be-higher-than-reported.html\" target=\"_blank\" rel=\"noopener noreferrer\">40 million people out of work<\/a>. It would be unrealistic to think that some of those folks wouldn&#8217;t have been purchasing a home. Many businesses were running regular live events, training programs, and workshops that took place in large venues or offices and now need to move them online.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">We, as webinar software, always knew that this is where the future is heading, but the future just came early for all of us. As former educators, we saw this coming.<\/span><\/span><\/p>\n<p><span style=\"font-family: Georgia, serif;\"><span style=\"font-size: large;\">For online business owners, webinars are not a new thing. It gives access to information and training for a fraction of the <strong>cost of attending a live event<\/strong>. And that is not even accounting for travel costs. It also allows for the trainers and event organizers to run these events at a fraction of the cost of doing it live.
