Time to Dominate…

 

Tip #1: Well Written In-depth Descriptions

One of the simplest things you can do to sell a piece of property at a faster pace is to write in-depth descriptions. Soon to be renters and buyers are looking for that one thing to bring them to making a formal decision.

People want to know about all the new improvements to the property, from remodeling the kitchen to new tiles added to the bathrooms. Using as many engaging terms will put the potential clients that close into making that call.

 

Tip #2: Photos Worth a 1,000 Words

Believe it or not, people are spending more and more time online looking at properties these days. You, as a real estate agent, must go the extra mile to market yourself over the rest of the realtors. This comes into having a real estate website that will be the place to home all your listing and photos.

With each listing you have, it will be wise not only to create that well in-depth, but it will also be great to include photos. Yes, people in today’s time due to Facebook, Instagram, and Youtube are more visual. You don’t have to get too fancy, pull out your iPhone if the budget is tight and take pictures of all parts of the property.

Tip #3: Video Walk Thru

In my early days of investing in real estate, I use to film any property in had under contract. One thing I noticed early on even in the early 2000,s is that a video walk-thru of the property closed the deal.

Today I will suggest you as an agent to think about filling the listings you have, which will give the potential buyer or renter and visual walk-thru of what’s to come before even visiting the property. This will save you so much time with the tire kickers, and you will only show the property to those who are interested.

Get this video posted to YouTube and onto your website that will build so much credibility to close deals all over the city. You will become the “IT” agent to see and to do business.

 

Tip #4: Power of Testimonials

Nothing sells in this world more than hearing or reading something from the horse mouth. This is what I’m calling the power of using testimonials to validate your business.

This is something personally I’ve been doing now for years now is providing a service to my clients and asking for a testimonial in return. People are more willing to pull that trigger if they know someone else has taken that step first.

Getting a written testimonial is excellent, along with a photo of that person will go a long way. Having a number of these on your website will do the trick.

Even better as an agent if you can get them on the video to recite the same words they wrote will be the icing on the cake. That video feels for others to see will put you in the driver seat of closing more deals.

 

Tip #5: Realtor Blogging

What I’ve stressed to those in the real estate industry is that if you want to dominate locally, especially as an agent, then you must start blogging. Look, if you’re knowable about your industry and market, then this will be no problem.

I can write about real estate marketing all day long and never run out of words. You, as a realtor, must be willing to create content the buyers, sellers, and renters don’t mind searching for and reading.

 

Tip #6: Placing 50 Million Ads

Look, I know you just read the headline on placing 50 million ads, which may seem crazy, but actually, it’s not. Fifteen years ago, there was a product out online that showed you how to place 50 million ads online.

Yes, they listed every single place online to place an ad, and believe it or not people bought that product for $50 a pop. Why I’m bringing this up? Well, you don’t have to place 50 million ads, but you should look for forums, groups, and online classified ad places to promote yourself and the website you set up.

 

Tip #7: What About Google Adwords

Paying for exposure online is not a bad thing if you have the budget for it. One of the key ways of doing that is by using Google Adwords, which I can write a book on, which I did over ten years ago. “Really I Did”

What you need to do is start getting some exposure in your local market by going after keywords targeted to your market.

For Example:
If you are from the Shreveport, LA market of real estate, then go after the keyword…..Shreveport Real Estate

Yes, it will cost you a little money, but it’s worth getting that targeted traffic to your website or profile.

 

Tip #8: Email Marketing is Your Friend

Have you ever heard that the money is in the list? Yep, I’ve heard that 1,000,000 times over my 15 plus years of online marketing. Realtors need to think more about using email marketing in their plan of attack.

When you think about the agent marketing process, you look at using email to keep tabs on potential leads. I’ve been using email marketing for over 15 years now and must tell you if used right, you could be rolling in on leads.

When people visit your website, they must be given an opportunity to pass on their contact information such as an email, name, phone#, etc…

Think about it..here on my website; people can sign up for my free 52-week real estate marketing course, which is 100% free. People will get an email each Monday for 52 weeks filled with tons of real estate marketing information.

Now by doing this, I have a list of hundreds of real estate people who I can contact with a click of the mouse. This holds for you as a realtor to create something amazing people will be willing to pas over their contact information.

 

Tip #9: Don’t Leave Out This…

I can’t tell you how many people I talk to each day that don’t have an email signature to send off emails. You might think this is a normal process for agents to have an email signature, but it’s not.

Make sure your email ends with a signature like mines…

Tip #10: I Got Two Phones

In the word of real estate, perception is everything to people who you’re around when doing business. You don’t want to do business with one phone because they get a little messy and confusing at times.

We all have lives outside the wall of our profession, so having two phones that have two voicemails, and ringtones will save you a lot of trouble and headaches.

 

High-Quality Photos

If you’re not in the business of selling properties and renting out to renters, then keep taking unprofessional pictures with that horrible phone. Yes, some phones are great, like iPhones and Androids. But, if you don’t have those types of phones, make sure to get something that takes high-quality pictures.

What I’ve found out over the years one of the main reasons most potential leads don’t contact a realtor is because of poor quality pictures.

 

Tip #12: Get Active on Social Media

When I talk to new real estate clients of mines, one of the first questions I ask them after asking them about whether they have a website or not, are you active on social media?

The answer I get is…

Yes, I am

Once I visit their Facebook page, all I see is properties, properties, and even more properties.

This a NO, NO

You must be willing to post not only your properties but also add some valuable content as well. Don’t sell to people all the time; it’s best to share the great content from your website. Wink Wink

The Auto Response

What you should know people move at a rate of 3 to 5 times in their lifetime, and more give and take from traveling people. Once you sell that property, most of the realtors think it’s a happy ending story.

Not so true.

If you want repeat business, you must set them up on an email auto-response funnel “http://www.colemanmg.com/cmg/aweber/.” Once this is set up, and you’ve collected on the past client information such as birthdays, wedding anniversaries, etc. You can now put this in the system, and they will receive an email all on autopilot, keeping your name and brand fresh for future transactions.

Take a look at the left-hand corner of my website; you will see a live chat box where you can see if I’m online or offline. You see, anytime I’m online doing any work, I”m always available to chat.

I use Tawk, which is free, and if you’re like me, you love free stuff. Not only that, if you’re not online, they still leave a message, which is even better if you’re busy.

When you market your realtor website, you will start getting leads coming over to the website, which is the best time to talk to them. Like I did time back and communicated with that hot lead, which leads to a $10 payday the next day.
